Electrical Planning Should Happen Before the ADU Walls Close

An accessory dwelling unit needs its own plan for lighting, receptacles, HVAC, kitchen appliances, laundry, water heating, and outdoor equipment. Planning the electrical system early helps avoid change orders and makes the final inspection smoother.

Evaluate the Existing Service

The main home panel may not have capacity for the ADU's electric range, heat pump, tankless water heater, laundry, or EV charger. A load calculation determines whether a feeder, subpanel, service upgrade, or load-management strategy is appropriate.

Map Circuits by Use

Separate circuits are commonly needed for major appliances, countertop receptacles, HVAC, bathroom equipment, and exterior loads. Bedroom and living-area circuits may need AFCI protection, while damp and outdoor locations require appropriate GFCI protection.

Decide on the Meter and Panel Arrangement

Depending on the property and utility requirements, the ADU may use a feeder from the main service or have separate metering. The electrician coordinates panel placement, disconnect access, grounding, and conduit routes with the construction team.

ADU electrical work requires plans, permits, inspections, and coordination with the local building department and utility. Do not rely on an informal wiring arrangement that cannot be documented for a future sale or inspection.
